The borough's unique position between the Atlantic Ocean and the Manasquan River creates a microclimate with varied soil moisture conditions. Beach-side properties (east of Route 35) sit on nearly pure sand with minimal organic matter, while the Borough section west of Arnold Avenue has slightly more developed soil with 2-3% organic content. Our soil tests across Point Pleasant consistently show pH levels of 5.0-6.0, slightly less acidic than neighboring Brick due to the calcium-rich shell fragments mixed into the coastal sand.

The Point Pleasant Beach section has nearly pure sand requiring 4-6 inches of imported topsoil, while inland Point Pleasant Borough has slightly better soil but still needs 2-3 inches of amendment. Wind exposure from the ocean accelerates evaporation, making irrigation nearly essential for new sod survival.
