What sets your price
Five factors, in the order they move the number.
01Zone count
The single biggest driver. Every zone is its own valve, wire run, and head group. Front-only systems sit near the bottom of the range; full front-and-back properties land at the top.
02Property size and shape
Square footage sets head count, but shape sets it more — beds, trees, odd corners and narrow side yards all need extra heads to avoid dry spots.
03Water source and pressure
Available pressure decides how many heads can run per zone. Low pressure means more zones, which means more valves and more cost.
04What the lines run under
Trenching open lawn is fast. Boring under an existing patio, walkway, or driveway is not, and it shows up on the estimate as its own line.
05Controller and smart features
A basic timer and a weather-aware smart controller are different budgets. We will tell you honestly whether the upgrade pays for itself on your property.

Why sandy Jersey Shore soil forces the issue
The same fast-draining coastal sand that makes our ground easy to work makes it brutal on new grass. Water moves through it before shallow roots can use it. That is why our installs start with composted topsoil worked into the base — and why anything over about 1,500 square feet gets irrigation as part of the project, not as an afterthought.
