Freehold sits on the inner coastal plain, and the USDA soil series mapped here is literally named the Freehold series — a well-drained sandy loam with a reddish subsoil that holds nutrients better than the beach sand closer to the shore. It's forgiving ground for tall fescue, but decades of farming and newer subdivision grading mean many yards have compacted or stripped topsoil that needs real amendment before sod goes down.

The biggest issues we see in Freehold are construction-compacted subsoil in newer developments off Route 9, thin topsoil over clay lenses that puddle after storms, and full-sun front yards that cook in July. Sod laid straight on compacted builder grade fails by August — the fix is loosening the base and adding composted topsoil so roots can actually get down.

Route 9 corridor developments, older Borough streets with mature shade trees, and the estate lots toward Colts Neck each need a different prep approach — shade-heavy Borough yards especially benefit from our tall fescue blend, which tolerates part shade far better than bluegrass.
